How We Work

How Vargas & Sons Installs Flat Roof Systems

Flat roof reliability relies on precise seam welding and perimeter flashing detail. Here is our 4-phase commercial installation process:

Phase 1: Substrate Core Inspection & Prep

We core test existing roof insulation, remove wet substrate materials, and clean the steel, concrete, or wood deck.

Phase 2: Tapered Polyiso Board Installation

High-R polyisocyanurate insulation boards are mechanically fastened or adhered with 1/4" per foot slope directed toward roof drains.

Phase 3: Robotic Heat-Welded Seam Rollout

60-mil TPO membrane rolls are laid out and seams fused at 1,000°F using automatic hot-air welders for permanent structural seams.

Phase 4: Parapet Wall Flashing & Drain Testing

Unreinforced TPO flashing detail is heat-welded around HVAC curb units, pipe boots, and scuppers before flood-testing drains.

Frequently Asked Questions — Flat Roofing

TPO (Thermoplastic Polyolefin) seams are hot-air welded together at 1,000°F to fuse the sheets into one continuous monolithic surface. Unlike glued seams that degrade over time, welded TPO seams are stronger than the membrane itself and reflect 80%+ of solar heat.

Ponding water (water remaining 48 hours after rain) degrades roof membranes. We fix this by installing tapered polyisocyanurate insulation boards that create a subtle 1/4" per foot slope guiding water toward primary roof drains and overflow scuppers.

If building codes permit and existing insulation core testing proves moisture-free, a single recover layer (overlay with coverboard) can be installed. If moisture is trapped inside the deck, a full tear-off is mandatory to protect structural steel/wood.

We recommend bi-annual inspections (spring and autumn) to clear debris from roof drains and scuppers, inspect HVAC pipe flashings, and check perimeter metal termination bars before winter snow accumulation.
